Commercial roofing contractor serving the Mid-Atlantic

Commercial roofing in the Mid-Atlantic

Replacement, repair and inspection of low-slope and flat roofs on warehouses, distribution centers, retail, offices, schools, churches, multifamily, healthcare and municipal buildings.

Complete roof replacement

When a roof has reached the end of its service life, with widespread seam failure, saturated insulation or leaks that repairs no longer solve, replacement is the right call. We handle the full scope: tear-off and disposal, deck inspection and repair, new insulation and cover board, membrane installation, flashings, edge metal, drains and penetrations, and warranty registration with the manufacturer.

Where the deck is sound and there is only one existing roof, a recover (a new membrane installed over the existing roof) can save the cost and disruption of a full tear-off. We core-cut and moisture-test before recommending either.

  • Full tear-off or recover, decided by core cuts and a moisture survey
  • Insulation to current energy code, with tapered systems for drainage where needed
  • TPO, EPDM, PVC, modified bitumen, built-up and standing-seam metal systems
  • Manufacturer warranties, registered and documented at closeout
  • Phased scheduling for occupied buildings
  • Daily site cleanup and a written safety plan

Roofing repairs

Most roof problems do not need a new roof. Open seams, failed flashings around HVAC curbs and penetrations, clogged or undersized drains, punctures from foot traffic, ponding water and storm damage can usually be repaired, if they are found and fixed properly.

Our service crews trace leaks to the source rather than guessing, make the repair with materials compatible with the existing system, and send you a report with photos of the problem and the fix.

  • Leak investigation and emergency repairs
  • Seam, flashing and penetration repair
  • Drain, scupper and gutter work
  • Storm and wind damage
  • All membrane, modified bitumen, built-up and metal roofs
  • Maintenance programs that keep warranties in good standing

Roof inspections

An inspection tells you what condition your roof is in before it tells you by leaking. We recommend inspecting commercial roofs twice a year, in spring and fall, and after any major storm.

Each inspection includes a walk of the entire roof surface, photographs of every deficiency, a roof plan marking where each one is, and a written report that separates what needs attention now from what can be budgeted for later.

  • Semi-annual, pre-purchase and warranty inspections
  • Photo-documented condition reports
  • Roof plans with marked deficiencies
  • Budget estimates for repairs and for eventual replacement
  • Infrared moisture scans and core cuts when needed

Roofing systems we install

We will recommend a system based on the building, the budget, roof traffic, and how long you plan to own it, not on what happens to be on the truck.

TPO
Single-ply thermoplastic membrane with heat-welded seams and a reflective white surface. The most common choice for new commercial roofs.
EPDM
Single-ply synthetic rubber, black or white, with a long track record and good performance in cold weather.
PVC
Thermoplastic membrane with strong resistance to grease and chemicals. A good fit for restaurants, manufacturing and food processing.
Modified bitumen
Asphalt-based rolled roofing installed in multiple plies, torch-, cold- or self-adhered. Tough, and suited to roofs with heavy foot traffic.
Built-up roofing
Alternating layers of asphalt and reinforcing felts with a gravel or cap-sheet surface. The traditional tar-and-gravel roof.
Standing-seam metal
For sloped and architectural roofs. Long service life, minimal maintenance.
Fluid-applied coatings
Silicone or acrylic coatings that extend the life of a sound existing roof and improve reflectivity.

How a project goes

  1. Inspection

We walk the roof, take core cuts if needed, and document current conditions with photos and a roof plan.

  2. Proposal

You get options: repair, recover or replace, each with the system, the scope, the warranty and the price.

  3. Installation

A dedicated project manager, a written schedule, daily cleanup, and coordination with your tenants and operations.
