Frequently asked questions
Straight answers to the questions building owners and property managers ask us most.
How long does a commercial roof last?
It depends on the system, the installation and how it is maintained. Single-ply membranes such as TPO, EPDM and PVC are generally expected to last 20 to 30 years, modified bitumen and built-up roofs 20 to 30, and metal 40 or more. Installation quality and regular maintenance matter as much as the material: an inspected and maintained roof will usually outlast one that is left alone.
Should I repair my roof or replace it?
If the deck and insulation are dry and the problems are isolated (a few seams, a flashing, a drain), repair. If leaks keep coming back, insulation is wet across large areas, or the membrane is at the end of its life, replacement usually costs less over the next ten years than continued repairs. An inspection with core cuts will tell you which situation you are in, and we will show you the numbers for both.
What is the difference between TPO, EPDM and PVC?
All three are single-ply membranes. TPO is a white thermoplastic with heat-welded seams and is the most common choice for new commercial roofs. EPDM is a synthetic rubber, usually black, with a long track record and good cold-weather performance. PVC is a thermoplastic with strong grease and chemical resistance, which makes it the usual pick for restaurants, manufacturing and food processing.
Can you replace the roof while the building is occupied?
Yes. Most of our work is on occupied buildings. We phase the work by section, schedule noisy tear-off around your operations, protect rooftop equipment, entrances and parking, and clean the site every day.
How long does a replacement take?
A typical membrane roof of 20,000 to 50,000 square feet takes two to four weeks, depending on the system, how much tear-off is involved, and the weather. You get a written schedule before we start and updates as the work moves.
What warranties do you offer?
Manufacturer warranties on the roofing system, typically 10 to 20 years depending on the system and specification, plus our own workmanship warranty of one, two or five years depending on the scope of the project. We register manufacturer warranties on your behalf and give you the closeout documents.
How often should a commercial roof be inspected?
Twice a year, in spring and fall, and after any major storm. Most manufacturer warranties also require documented maintenance to stay in force. Our maintenance program covers both inspections and the minor repairs that come out of them.
What is included in an inspection?
A walk of the entire roof surface, photographs of every deficiency, a roof plan marking where each one is, and a written report that separates what needs attention now from what can be budgeted for later, with a cost estimate for each. Where wet insulation is suspected, we can add an infrared moisture scan or core cuts.
Are you licensed and insured?
Yes. Ev-Air-Tight Services is licensed in Washington DC, Maryland, Virginia, New Jersey, Pennsylvania and Delaware, and carries general liability and workers' compensation coverage. Certificates of insurance are available on request.
What do I do about a leak right now?
Call (240) 636-0376. Active leaks are prioritized. We make a temporary repair to stop the water, then follow up with a permanent fix and a report on what caused it.
How do I get a quote?
Use the form on the contact page or call us. We will schedule a roof walk, then send a written proposal with options and pricing. There is no charge for the walk or the proposal.
